Zone B, which corresponds to the East Kendrew Street parking area, is also reserved for residential use.

Council documents said it was likely more units would be built here than in Zone A, but their scale would be “determined by demand”.

Again, three-storey housing blocks have been proposed for this area.

Northgate East would form Zone C of the development, with several businesses, restaurants and hot food takeaways, according to the plans.

The council said that for this scheme to work, Northgate House – a derelict tower block described as a hub of anti-social behavior – would have to be demolished.

They are in talks with the owners of the building for its acquisition.

Up to 65 residential units have been proposed, although plans in that area are considered the most flexible, documents show.

The area may also be suitable for offices, medical services and community spaces.

The council said Areas A and B would be prioritized in the first phase of development, with work on Area C expected to begin at a later date “given the relative complexity of delivering this part of the project”.
