Dubai developer offers free metro station shuttle for owners, tenants of new building – News

As competition intensifies among Dubai developers to introduce new amenities, private developer Danube Properties has introduced a shuttle service to the metro station for Gemz tenants and owners, which has been delivered 5 months before the scheduled date.

Danube Properties is the first private developer to offer a shuttle service to its tenants and owners.

“At Gemz, we added a free metro shuttle for tenants as part of the amenities. It is a 15 minute walk from the metro to Gemz, so we decided to introduce this property to residents and tenants. Every half hour, a bus will shuttle between Gemz and the metro to transport people,” said Rizwan Sajan, founder and chairman of Danube Properties.

Danube Properties, the fastest growing real estate developer in Dubai, has maintained its tradition of delivering projects ahead of schedule by delivering Gemz by Danube, five months ahead of schedule.

Launched in June 2022, the 350 million dirham project was sold out within hours of its launch.

The handover ceremony last week was attended by Mohamed Al-Bidwawi, CEO of the Real Estate Regulatory Authority (Rera), as well as senior Danube Group officials, industry leaders and residents.

The Dubai-based developer has already delivered numerous projects ahead of schedule.

“Our next projects Opalz and Petalz will also be delivered ahead of schedule. Indeed, we manage to sell the project faster, choose a reputable contractor and our subsidiary Danube Building Materials supplies the material as a priority. For contractors, the biggest problem is concrete, steel and other finishing materials. But we are able to provide them with materials on time,” he said, adding that construction costs have increased by 25 percent over the past year.

Danube Properties, one of the largest private developers in Dubai, has launched around 20,000 units so far and successfully delivered 10,000 units to buyers.

Rentals in Furjan correspond to Dubai Marina

“The demand for properties from buyers and tenants in Furjan is very high due to metro connectivity. Besides, residents can get everything that others can get in Karama and Bur Dubai, such as schools, hospitals, restaurants and supermarkets,” he added.

Highlighting the growing demand in Furjan areas, Rizwan said rentals of one-, two- and three-bedroom units in Gemz are around Dh85,000, Dh130,000 and Dh165,000.

“We have never heard of this kind of rental in Al Furjan. These are rentals (equivalent) to Dubai Marina. People are willing to pay rent for Danube properties because of the amenities we offer. In addition, tenants benefit from a fully furnished apartment, which gives a rent 10 to 12 percent higher than other apartments,” he said.

Furthermore, the airport’s move to Dubai South over the next 10 years has also diverted the attention of investors and developers to areas like Furjan, Al Marjan, JVC and other communities along the route Sheikh Mohammed bin Zayed and Emirates Road.
