Windsor Opens Another Downtown Parking Lot for Developers’ Dreams

The City of Windsor is inviting developers to submit ideas for housing on another downtown parking lot.

City Hall this week released a request for expressions of interest for a Pélissier Street parking lot, one of six recently announced municipal properties that would be available for residential development.

Located between Wyandotte Street West and Elliott Street, the 32,234 square foot (0.74 acre) site could accommodate mid-rise mixed-use residential buildings. “This site invites developers to imagine a dynamic space that could mix residential units with vibrant ground-floor commercial spaces,” the city said.

“As I have outlined, and as council has supported, we are committed to increasing the supply of housing at an accelerated pace in Windsor while respecting residents and their investments, and protecting the integrity of neighborhoods unique and dynamic of our city as well as crucial infrastructure. that’s what supports all of this,” said Windsor Mayor Drew Dilkens.

“By inviting developers to submit innovative proposals for this site, we continue to work towards a solution that directly supports our housing strategy, increasing housing supply while promoting community-focused development,” he said. he declared.

The parking lot, which has 360 feet of frontage along Pélissier Street, is the second property to reach the expression of interest stage under the city’s Designed for Windsor Housing Solutions plan. The previous EOI for the Caron Avenue parking lot closed in August and an update on that property is expected “in the coming weeks,” the city said.

The city council approved four other city-owned properties for private residential development: the former Windsor Arena, the former Grace Hospital site, the former WD Lowe High School and the clubhouse and Roseland Golf and Curling Club parking lot.

The City will accept proposals for parking on Pélissier Street until January 28.

“In Windsor, we recognize that a vibrant and growing city needs a diverse and accessible range of housing options,” said Ward 3 Councilor Renaldo Agostino.

The Pélissier Street land, said the councilor representing downtown, “is another prime location in the core, and we are committed to seeing it developed in a way that makes a difference where it is needed.”

“Part of the solution for downtown is to make it a neighborhood, which means more people live and work there, growing and supporting it every day.

“This is how we grow, and I’m excited to see the proposals that are being presented for this land.”
